Clarke Real Estate Funds - Acquisition Criteria
Who We Are:    Clarke Real Estate is a privately held real estate investment company that acquires and manages commercial real estate properties with a focus on apartments and self storage facilities on behalf of individuals and institutional investors.

Product Type:    Apartments

Investment Strategies:    Value Add/Rehab and Core investments.

Size/Units:    Prefer 100+ units; will consider smaller properties in major urban metros. 

Age:    In general, not a limitation. 

Target Markets

  • Northeast
  • Southwest
  • Mid-Atlantic 

Debt:    Have substantial capability and experience working with sellers to assume existing financing unable, or prohibitively expensive, to be prepaid. 

Other:    Will consider properties with managerial or capital deficiency challenges. Class “C” building with potential for “B+” in class “B” area. 

Limitations:    Generally avoid ground lease deals, properties with significant environmental issues or areas of high crime. 

Transaction Structure:    Depending on situation. Either all cash or debt

Broker Protection:    Sourcing brokers will be protected and paid on unlisted investment opportunities. Broker must demonstrate direct access to Seller.
